Home Loans For Surviving Spouses
The Department of Veterans Affairs offers home loan benefits to surviving spouses of veterans. Eligible survivors can obtain a Certificate of Eligibility to access VA-backed mortgage loans with favorable terms through private lenders. The program requires meeting specific criteria related to the veteran's service status and the survivor's marital history.
Surviving spouses of veterans may qualify for VA-backed home loans by first obtaining a Certificate of Eligibility. Eligibility depends on the veteran's status: the veteran must be missing in action, a prisoner of war, deceased from service-related causes, or totally disabled at the time of death. Remarriage before specific dates may affect eligibility. The application process varies based on whether the survivor currently receives Dependency and Indemnity Compensation. Those receiving DIC submit form VA 26-1817 along with the veteran's discharge papers. Those not receiving DIC must first apply for DIC benefits using form VA 21P-534EZ and provide marriage license and death certificate documentation. After obtaining eligibility certification, survivors work with private lenders who conduct property appraisals and review credit and income qualifications. Multiple loan options are available including purchase loans, refinancing to lower payments, and cash-out refinancing for other expenses.
